Crossings at Valleyview

Bloomington, Minnesota

Kaas Wilson collaborated with Sherman Associates to create this green workforce housing on a tight urban site. Located on a bus line and near a major freeway, this four-story building has been designed to house workers with modest incomes. A wide mix of units—from one bedroom to three bedrooms—accommodates singles and families. An on-site playground and proximity to the local library also make it attractive to young families.

Several strategies were employed to maximize use of a small urban site and to keep units affordable for renters. Both the structure and floor plans were carefully designed for high efficiency at minimal cost. State funding required the project to meet the Green Communities Criteria, which had the added benefit of lower utility costs for renters. Parking was located under the building to create room for a children’s playground. A nearby utility right-of-way became a storm water infiltration pond. Together these strategies make green housing affordable and attractive for a market segment that is currently underserved.
